There is NO PARKING offered with this property although there is a car park behind the house which is a ‘Pay as you Go’, ideal for visitors or a short stay, and another car park opposite for which there is no charge in the late evening/overnight. The house is very clean, tidy and is furnished with light, well-planned furniture. It is a homely house and is well looked after by the current tenants and weekly cleaner. This is a house share based on four sharing so ideal for making new friends if you are new to the area. On the top floor there are two bedrooms; a large double and a medium double. The large double benefits from a full enuite bathroom and the medium double has a private ‘off suite’ bathroom that is located directly opposite the bedroom. The two bedrooms on the first floor share the remaining communal shower room which is located very close to these bedrooms on the same floor. The spacious kitchen/diner has a huge window making it a very pleasant well lit room and has all the expected amenities; washing machine, seperate tumble dryer, oven and hob, 2 fridge freezers, kettle, toaster and microwave. This property is so central that it does not have a garden but it does offer space for one bike on the ground floor as you enter the so if this is of interest to you then please do contact us to find out if this space is available.
The house is located next to the popular marina/docklands area that offers many bars/restaurants and great night life. The new university building is only a 5 minute walk from the house and it is a mere 2 minute walk to the town centre and main bus station that offers links all over Suffolk. If it is not possible for you to attend a viewing and meet us in person, then we would require a video call with you, in place of a face to face meeting, in which we would talk you through the application process to ensure you are happy and able to fulfil our application criteria.
Please be aware that we require a holding fee one week’s rent to secure the room whilst we take you through the application process. Our application process includes references, checking ID and share codes if you are not a UK resident. Once the application process is complete, we will then require a full month’s rent as a deposit, minus the one week’s holding fee you have already paid. These deposit details will then be entered into the ‘mydeposits’ scheme and you will be issued with a certificate as proof of this protection. The day that you move into the property we will require another month’s rent for the month ahead. To help your budgeting, basically we require a payment of two months’ rent (broken down in the three stages as described above) before we can let you move in.
