It is a stunning house with an extremely spacious communal area and is ideally located, being a short distance from the train station, popular marina area and town centre shops. This house share is based on six sharing, so is ideal for making new friends who are likeminded, working professionals.
The house is located in east Ipswich in the sought after area around Alexandra Park and is a short walk from the popular marina/docklands area that offers several bars, restaurants and night life. The new university building is also within easy walking distance as is the town centre and Foxhall Road where there are several convenience stores and takeaways. Grove Lane has a direct bus route to the hospital and BT Adastral Park.
All double rooms are furnished with a double or single bed, wardrobe, chest of drawers, wall hung flat screen TV and lock on the bedroom door for extra privacy. Each bedroom also operates an audio system, meaning that the TV can be listened to via headphones plugged into a socket next to the bed to ensure other housemates aren’t disturbed. The en suites all have a shower, toilet, wash basin and heated towel rail. The room rates include ALL bills – water, electric, gas, council tax, wireless internet, weekly cleaner and gardener. The communal kitchen/diner/lounge area and downstairs toilet are cleaned weekly by the cleaner and all the en suites (not the bedrooms) are cleaned every three weeks.
There is a small private paved area at the back of the property along with a driveway with off road parking for one car. Other parking is available on nearby unrestricted roads, such as Woodville Road and Devonshire Road. The housemates currently living here have moved in because they are looking for a place to call home and make new friends so we ask that you are sociable, friendly, polite, respectful and within the current age range to fit in with the existing housemates. All housemates are added to the house WhatsApp group (managed by us) to encourage communal living.
We are happy to send you video tours of any of our available properties as well of the individual bedrooms on Whatsapp in case you are not able to view the property in person. If it is not possible for you to attend a viewing and meet us in person, then we would require a video call with you, in place of a face to face meeting, in which we would talk you through the application process to ensure you are happy and able to fulfil our application criteria.
Please be aware that we require a holding fee one week’s rent to secure the room whilst we take you through the application process. Our application process includes references, checking ID and share codes if you are not a UK resident. Once the application process is complete, we will then require a full month’s rent as a deposit, minus the one week’s holding fee you have already paid. These deposit details will then be entered into the ‘Mydeposits’ scheme and you will be issued with a certificate as proof of this protection. The day that you move into the property we will require another month’s rent for the month ahead. To help your budgeting, basically we require a payment of two months’ rent (broken down in the three stages as described above) before we can let you move in.
