Discover the mission, values, and dedication that make LEA Property Solutions the HMO agent of choice in Ipswich.
At LEA Property Solutions, we believe everyone deserves a place they're proud to call home.
Since 2004, we've specialised in managing high-quality shared homes across Ipswich, helping working professionals find more than just somewhere to live. We create homes where people feel comfortable, respected and part of a community.
For our landlords, that same philosophy means complete peace of mind. We treat every property as if it were our own, combining exceptional tenant care with meticulous property management to protect your investment.
Every decision we make comes back to one simple belief: the little things make the biggest difference.
Whether it's ensuring the cleaner visits every week, responding quickly when something needs repairing, carefully matching housemates or simply answering the phone when someone needs us, we know it's these everyday moments that shape people's experience. They're small details, but together they create exceptional homes.
Managing Director & Founder
LEA Property Solutions was founded by Lucy Lea after recognising that shared living could be done differently. Rather than treating HMOs as simply rooms to rent, Lucy believed they should feel like homes; places where people feel comfortable, supported and genuinely enjoy living.
That vision has never changed.
More than two decades later, LEA Property Solutions has become one of Suffolk's leading specialists in professional shared accommodation, trusted by landlords who want complete confidence that their investment is being cared for properly, and by tenants looking for somewhere they can truly call home.
As the property industry continues to evolve, so do we. We continually invest in better technology, improved systems and ongoing staff development so we can offer an outstanding experience for both landlords and tenants.
Our success isn't measured simply by occupancy rates or properties under management. It's measured by landlords who stay with us year after year, tenants who renew their tenancies because they're happy where they live, and the reputation we've built for genuinely caring about the people behind every property.
We don't just manage properties; we fight for a fairer sector. Lucy Lea is trustee and Membership Secretary of the HMO Action Group who successfully campaigned to change the law on council tax for HMOs, proving our true dedication to landlords and tenants.
Approved Member
As an approved member of the HMO Network, we operate at the highest echelons of compliance, safety, and tenant welfare in the shared living sector.
Driving Legislative Change
We are incredibly proud to be part of the movement that successfully lobbied the government to reform council tax regulations, directly benefiting the entire HMO community.
We don't believe a tenancy starts with collecting rent. It starts with creating somewhere people genuinely enjoy coming home to. Everything we do is built around three simple principles.
Property is about people first. Happy tenants look after their homes, stay longer and help create positive communities. We believe everyone deserves to feel respected, listened to and supported throughout their tenancy.
From weekly communal cleaning and regular property inspections to carefully matching housemates and responding promptly to maintenance issues, we believe high standards should be the norm, not the exception. It's often the smallest details that make the biggest difference.
Trust isn't built overnight. We believe in honest communication, doing what we say we'll do and treating every landlord's investment with the same care we'd expect for our own. Many of our landlords have trusted us for years because they know we're proactive, transparent and genuinely invested in helping them succeed.
When you choose LEA Property Solutions, this is our commitment to you.
There are plenty of letting agents. There are fewer specialists. And there are very few who genuinely believe that successful property management is about people just as much as property.
At LEA Property Solutions, we don't aim to be the biggest. We aim to be the agency that landlords trust without hesitation and tenants recommend without being asked.
Because when people love where they live and landlords have complete confidence in who's looking after their investment, everybody wins.
Creating homes people are proud to live in. Protecting investments landlords are proud to own.
Our specialism is quality house shares for working professionals — and we also offer single lets for those who'd prefer a place of their own. Here is exactly what renting with us means for you.
You want a clean, modern home with great amenities and like-minded housemates. That is precisely what we set out to deliver — and we are right beside you at every step of your tenancy.
Every property is inspected regularly, and most enjoy a weekly cleaner and monthly gardener to keep them to the high standard we insist on.
Rooms are let to professionals of a similar age — the perfect way to meet people and make friends, especially if you are new to the area.
We listen to your needs and offer advice throughout your tenancy, solving any problems quickly, efficiently and effectively.
We encourage communal living with your housemates, so the property you choose genuinely feels like home — not just somewhere to sleep.
It's our specialism — professional house shares (HMOs) where every detail is built around shared living. We also offer single lets for those who'd rather have a whole property to themselves, but room rental is the heart of what we do. We match ages across each house share and pay close attention to the things that make shared living work.
To secure a room we ask for one week's rent while we take you through the application process — references, ID and Visa checks where applicable.
Once complete, we then require a full month's rent as a deposit, minus the one week's holding fee already paid. Deposits are registered with the 'mydeposits' scheme within 30 days of you moving in.
Applying from overseas or unable to view in person? No problem — we are happy to arrange a video call in place of a face-to-face meeting.
