The house is located in east Ipswich, one of the most sought-after areas in which to live and is a 5-minute walk from the new university building and popular marina area that offers many bars/restaurants and night life. The town centre is a mere 10–15-minute walk, and Foxhall Road a 2 minute walk where there are several convenience stores, for example a Co-op, pharmacy, tanning salon, barber and various takeaways. 

This spacious end terraced house is a homely place in which to live and is well looked after by the existing tenants, weekly cleaner and monthly gardener. This is a house share based on four sharing so ideal for making new friends.

The room rates include all utility bills, wireless internet, cleaner and gardener. ALL communal areas (not bedrooms) are cleaned weekly by the cleaner and they comprise a lounge/diner, kitchen and one bathroom shared between all housemates. One ensuite will be cleaned a week on a rotary basis. There is a lovely private and secure garden which is maintained by a gardener and also a large locked shed accessible from the back of the house, ideal for storing bikes/motorbikes. There are two parking spaces that are allocated to specific tenants for an additional £40 per month. Housemates living here have moved in because they are looking for a place to call home and make new friends so we ask that you are sociable, friendly, polite and respectful to fit in with the current tenants. 

We are happy to send you video tours of any of our available properties as well of the individual bedrooms on WhatsApp in case you are not able to view the property in person. If it is not possible for you to attend a viewing and meet us in person, then we would require a video call with you, in place of a face to face meeting, in which we would talk you through the application process to ensure you are happy and able to fulfil our application criteria.
Please be aware that we require a holding fee one week’s rent to secure the room whilst we take you through the application process. Our application process includes references, checking ID and share codes if you are not a UK resident. Once the application process is complete, we will then require a full month’s rent as a deposit, minus the one week’s holding fee you have already paid. These deposit details will then be entered into the ‘Mydeposits’ scheme and you will be issued with a certificate as proof of this protection. The day that you move into the property we will require another month’s rent for the month ahead. ​To help your budgeting, basically we require a payment of two months’ rent (broken down in the three stages as described above) before we can let you move in.
