A Proud Moment for LEA Property Solutions

We are incredibly proud to share that LEA Property Solutions has been named a finalist in the Best Co-Living Accommodation Award at the Blue Bricks Property Awards 2026.

For us, this recognition represents far more than a moment of celebration. It reflects over two decades of commitment to raising standards in shared living and doing things differently in an industry that, historically, hasn’t always prioritised the tenant experience.

LEA Property Solutions was founded on a simple belief: that shared living should feel like home. Not temporary, not transactional, and certainly not second-best. From the very beginning, our focus has been on creating spaces where people feel comfortable, respected, and genuinely happy to live. Over the past 20 years, that belief has shaped everything we do, from the way we design our homes to the way we manage them day in and day out.

More Than Just a Room

Being shortlisted for this award is particularly meaningful because it recognises exactly that. The Best Co-Living Accommodation Award isn’t about who has invested the most into a property, but about who has created something more. It’s about building communities, not just filling rooms, and delivering an experience that tenants actively choose to be part of.

Across our portfolio, we’ve worked hard to ensure that every property meets a consistent LEA standard. That means bright, well-thought-out interiors, practical layouts that support both privacy and social interaction, and communal spaces that are genuinely usable rather than simply a tick-box. It also means maintaining those standards over time, not just at the point of letting, but throughout the entire tenancy.

Designed for Living, Managed with Care

What sits behind that, and what we believe truly sets us apart, is the way we manage our homes. We don’t take a hands-off approach. We are present, responsive, and proactive, using a combination of experience, technology, and strong communication to ensure our tenants feel supported at all times.

Whether it’s through our systems, regular touchpoints, or simply being available when needed, we never lose sight of the fact that these are people’s homes. Our approach blends operational excellence with genuine care, ensuring that standards are not only set, but consistently delivered.

Our results speak for themselves. With an average tenancy length of over 18 months, it’s clear that our tenants don’t just move in, they choose to stay. That level of retention doesn’t happen by chance. It comes from creating an environment where people feel settled, comfortable, and part of something.

A Team That Makes the Difference

Of course, none of this would be possible without our team. Every member of LEA Property Solutions plays a role in delivering the experience we are known for. From our property managers to our cleaners, there is a shared understanding that high standards are not optional, they are expected.

More importantly, there is a genuine sense of care that runs through the business. It’s that culture, both internally and externally, that allows us to consistently deliver homes that feel different. When people enjoy where they live, it shows, and that’s something we are incredibly proud of.

Raising Standards Across the Industry

Alongside our day-to-day work, we are also deeply invested in the wider HMO sector. As active members of the HMO Action Group, we are committed to raising standards across the industry, advocating for fair and balanced regulation, and contributing to meaningful change.

This includes being part of the collective effort that successfully challenged the individual council tax banding of HMO rooms, something that has had a significant impact for both landlords and tenants. We believe that responsibility doesn’t stop at our own portfolio, it extends to the industry as a whole.

Looking Ahead

Being named a finalist is a moment we are incredibly proud of, but it also reinforces the responsibility we feel to continue pushing standards forward. We know there is always more to do, more to improve, and more opportunities to create better living environments for the people who choose to live in our homes.

To our landlords, tenants, and partners, thank you for being part of this journey and for trusting us to deliver what we do. And to Blue Bricks, thank you for recognising the importance of quality, community-led co-living and for shining a light on those working to raise the bar.

Whatever the outcome, we remain focused on what matters most. Creating homes people are proud to live in, building communities that last, and continuing to prove that shared living, when done properly, can be exceptional.
