This beautifully presented property is situated directly opposite the train station in Ipswich, making it the perfect commuter belt for working professionals. It was renovated in January 2023 to offer working professional tenants a very high standard of all ensuite living accommodations. Due to the popular location and standard of this property, early viewing is highly recommended.
Much forethought has been given to the interior design and layout of this six-bedroom property which boasts a really spacious kitchen/diner/TV lounge area complete with ample worksurfaces, a large range cooker, a dining table that seats six and a sofa and TV chill out area to encourage communal living. Each tenant has two allocated kitchen cupboards and a clearly labelled fridge and freezer shelf/drawer to ensure everyone has equal, adequate space. The communal area is in the basement, with patio doors out into the garden, leading down to the river, which is ideal in terms of the bedrooms not being subject to the noise from the communal area.
When inside this property, there is a ‘leafy’ country feel as the rear of the property looks out on to the river and a green colour scheme runs throughout. All the bedrooms are aptly named to incorporate the green theme with the largest bedroom being called; The Mint Suite. All bedrooms offer ensuites and prices range from £620 – £675 per month (inclusive of bills) depending on size. They are all equipped with wall-hung TVs, bedside table and lamp, ample wardrobe space, underbed storage, separate drawers, a desk and chair and wireless internet offering up to 400 Mbps download/40 Mbps upload so working from home on the odd day would be a comfortable option. The bedroom doors are all locked/opened using a combination code so no more wondering where you put your keys!
There is one off road parking space offered with this property which is an additional £40.00 per month. There is also a hidden and locked bike storage cupboard at the front of the property so ideal for tenants that cycle to work. The lovely, private and spacious back garden has a patio area and table and chairs directly outside the back door and decking area with table and chairs at the bottom of the garden that looks out over the river.
This property is a 30-second (thats not a mis-type!) walk from Ipswich Train Station, a 5 minute walk from the popular marina area, and a 13 minute walk to the town centre. The 66 bus route stops at the train station and goes directly to BT (at Martlesham Adastral Park) and Ipswich hospital. 3 major supermarkets can be found 1 – 1.5 miles away and two local cinemas can be found less than a 5 minute walk away from the house for film buffs!
We are looking for quiet and considerate working professional tenants to treat this property as their home and work alongside the weekly cleaner to keep it up to the outstanding standard we expect. The ensuite bathrooms are cleaned (but not the bedrooms) on a rota system as a complimentary service with no additional charge to tenants.
We are happy to send you video tours of any of our available properties as well of the individual bedrooms on Whatsapp in case you are not able to view the property in person. If it is not possible for you to attend a viewing and meet us in person, then we would require a video call with you, in place of a face to face meeting, in which we would talk you through the application process to ensure you are happy and able to fulfil our application criteria.
Please be aware that we require a holding fee one week’s rent to secure the room whilst we take you through the application process. Our application process includes references, checking ID and share codes if you are not a UK resident. Once the application process is complete, we will then require a full month’s rent as a deposit, minus the one week’s holding fee you have already paid. These deposit details will then be entered into the ‘Mydeposits’ scheme and you will be issued with a certificate as proof of this protection. The day that you move into the property we will require another month’s rent for the month ahead. To help your budgeting, basically we require a payment of two months’ rent (broken down in the three stages as described above) before we can let you move in.
