This beautifully presented property, on the edge of Christchurch Park in the sought after area of East Ipswich, was renovated in April 2022 to offer working professionals a very high standard of accommodation. It really is one of the highest standard of finishes you can expect to see in rental property and we feel very priviledged to be managing it! IP4 is a very popular location with the property being a short walk from the main central park in Ipswich; Christchurch Park, and a 10 minute walk to the town centre. Hervey Street is also 5 minute walk to Woodbridge Road where you can catch many main bus routes including the route 66 for BT and hospital workers. There is a local shop just a three minute walk away, and many restaurants and takeaway outlets in the town centre, just a 2 minute drive.
This 6 bedroom, 4 en-suite property offers rooms from £615-£650 per month, inclusive of bills, depending on size. Even the two smaller rooms that share one bathroom between them, priced at £495, include a desk and chair as well as a wardrobe, separate chest of drawers and bedside table for optimum storage. None of the rooms disappoint with their double beds and well thought out layout to optimise storage, space and comfort. The grey and white colour palette throughout the property, with dark grey soft carpets in all the bedrooms, balances dark and light in a striking force with accentuated walls of teal velvet, to give all the bedrooms the WOW factor. Access to bedrooms is given by keyless entry for your ease. The soft furnishings, create a true cosy place to live with a really homely feel throughout.
The en-suite bathrooms (but not the bedrooms) are cleaned on a monthly rota system as a complimentary service with no additional charge to tenants.
The large communal kitchen/dining/lounge area is strikingly defined by the berry blast pops of colour on certain walls. There is a large breakfast bar area with extra comfortable bar stools. Again, offering ample storage for all tenants, one large kitchen cupboard is allocated to each tenant as well as many shared communal cupboards, with the shelves in the two large american style fridge/freezers clearly labelled to allow all tenants to have equal, adequate space. The cosy sofa and TV area by the patio doors at the far end of the room look out on to the private and secure garden that is maintained by a monthly gardener.
We are happy to send you video tours of any of our available properties as well of the individual bedrooms on Whatsapp in case you are not able to view the property in person. If it is not possible for you to attend a viewing and meet us in person, then we would require a video call with you, in place of a face to face meeting, in which we would talk you through the application process to ensure you are happy and able to fulfil our application criteria.
Please be aware that we require a holding fee one week’s rent to secure the room whilst we take you through the application process. Our application process includes references, checking ID and share codes if you are not a UK resident. Once the application process is complete, we will then require a full month’s rent as a deposit, minus the one week’s holding fee you have already paid. These deposit details will then be entered into the ‘Mydeposits’ scheme and you will be issued with a certificate as proof of this protection. The day that you move into the property we will require another month’s rent for the month ahead. To help your budgeting, basically we require a payment of two months’ rent (broken down in the three stages as described above) before we can let you move in.
