This beautifully presented semi-detached property, in the sought after area of East Ipswich, is situated on the town centre end of Foxhall Road where it meets Grove Lane. The property was completely renovated in July 2023 to offer working professionals a very high standard of living accommodation.
Much forethought has been given to the design and layout of this six-bedroom property which boasts a spacious kitchen and dining area complete with ample worksurfaces for a keen cook, two hobs and two ovens, and two specifically allocated cupboards for each tenant. The kitchen also has a TV with large dining table to encourage communal living amongst house mates. The anthracite grey kitchen units, gold handles and gold taps are a really nice modern touch to this room. Each tenant is allocated a fridge and freezer shelf/drawer to ensure everyone has equal, adequate space for the storage of their food. Five of the double bedrooms offered have an ensuite, with the final bedroom on the top floor of the house having an off-suite/private bathroom on the floor below. Prices range from £650 – £695 per month (inclusive of bills) depending on size. All rooms are well equipped with a double bed, bedside table and lamp, ample wardrobe space, separate drawers, under-bed storage and a desk with chair. Wireless Virgin internet offers up to 314 Mbps download/48 Mbps upload speeds so working from home on the odd day would be a comfortable option. All the bedrooms are decorated in a modern and edgy way using green, gold and natural tones. The bedroom doors (painted green!) are all locked/opened using a combination code so no more wondering where you put your keys!
Parking for this property can be found in nearby side roads (e. g. Woodville, Rosebury, Wellesley, Gladstone and Devonshire Road) that do not require parking permits. There is secure bike storage area at the rear of the property which can be accessed by a locked gate at the side of the property. There is a lovely, private and spacious back garden with patio area and seating for the summer months leading out from the kitchen back door.
A one-minute walk from the popular Alexandra Park, the property is a short walk from the popular marina area and also the town centre. Grove Lane is on the 66 Bus Route so ideal for BT and hospital workers. Ipswich Hospital is just over a mile away (23 minute walk) and Ipswich Rail Station is also just over a mile away in the opposite direction (a 24 minute walk). For drivers, Grove Lane/Foxhall Road connects directly to the A12 so this is fantastic access to all areas on this route. There are many local shops just a two minute walk away, including a co-op, independent café, barbers and pizza restaurant. Two local cinemas can be found less than a mile away from the house for film buffs!
We are looking for quiet and considerate working professional tenants to treat this property as their home and work alongside the weekly cleaner to keep it up to the outstanding standard we expect. All ensuite bathrooms (but not the bedrooms) are cleaned on a rota system, as well as the communal areas being cleaned weekly as a complimentary service with no additional charge to our tenants.
Please see below a video tours of the property as well of the individual bedrooms on in case you are not able to view the property in person. If it is not possible for you to attend a viewing and meet us in person, then we would require a video call with you, in place of a face to face meeting, in which we would talk you through the application process to ensure you are happy and able to fulfil our application criteria.
Please be aware that we require a holding fee one week’s rent to secure the room whilst we take you through the application process. Our application process includes references, checking ID and share codes if you are not a UK resident. Once the application process is complete, we will then require a full month’s rent as a deposit, minus the one week’s holding fee you have already paid. These deposit details will then be entered into the ‘Mydeposits’ scheme and you will be issued with a certificate as proof of this protection. The day that you move into the property we will require another month’s rent for the month ahead. To help your budgeting, basically we require a payment of two months’ rent (broken down in the three stages as described above) before we can let you move in.
