This is a beautifully presented terraced property in the sought after area of East Ipswich, situated on St Helen’s Street. The property was renovated in September 2023 to offer working professionals a very high standard of living accommodation.
Much forethought has been given to the design and layout of this six-bedroom property which boasts a spacious communal space in the form of lounge/diner, separate kitchen and separate utility room. The kitchen comes complete with ample worksurfaces, each tenant has an allocated kitchen cupboard and a clearly labelled fridge and freezer shelf/drawer to ensure everyone has equal, adequate space. The kitchen is equipped with two ovens and two hobs, microwave, toaster, and kettle. The utility room offers a separate space to do laundry with a tumble dryer and washing machine. The lounge/diner offers a dining table to accommodate all house mates and a double sofa/snug area with TV. The house has six double bedrooms of varying sizes with prices ranging from £495 – £595 per month (inclusive of bills). There are two shower rooms along with an additional toilet (so three toilets in total). All bedrooms are equipped with a double bed, bedside table, ample wardrobe space, separate drawers, a desk and chair (except the smallest room) and wireless internet so working from home on the odd day would be a comfortable option. The rooms are neutrally decorated
in white but the dark grey doors and pop of emerald green gives the property a modern edge. The bedroom doors are all locked/opened using a combination code so no more wondering where you put your keys!
There is no parking offered with this property but guests can park a 3-5 minutes walk away in unrestricted roads such as Woodville Road. There is a lovely, private and secure back garden with patio area which is accessible via the back door in the utility room. As there is no access to the road from the garden, we are not able to offer bike storage.
The property is a short walk from the popular Alexandra Park and is also a short walk from the popular marina area along with the town centre. Grove Lane (leading off St Helens Street) has a 66 Bus Route so ideal for BT and hospital workers. Ipswich Hospital is just over a mile away (33-minute walk) and Ipswich Rail Station is also just over a mile away in the opposite direction (a 31-minute walk). For drivers, Grove Lane/Foxhall Road connects directly to the A12, so this is fantastic access to all areas on this route. There are many local shops just a four-minute walk away, including an Indian takeaway, café, and a convenience store. Two local cinemas can be found less than a mile away from the house for film buffs!
We are looking for a quiet and considerate working professional tenant to treat this property as their home and work alongside the weekly cleaner to keep it up to the outstanding standard we expect. All communal areas and bathrooms (but not the bedrooms) are cleaned on a weekly basis as a complimentary service with no additional charge to tenants.
Please see below a video tours of the property as well of the individual bedrooms on in case you are not able to view the property in person. If it is not possible for you to attend a viewing and meet us in person, then we would require a video call with you, in place of a face to face meeting, in which we would talk you through the application process to ensure you are happy and able to fulfil our application criteria.
Please be aware that we require a holding fee one week’s rent to secure the room whilst we take you through the application process. Our application process includes references, checking ID and share codes if you are not a UK resident. Once the application process is complete, we will then require a full month’s rent as a deposit, minus the one week’s holding fee you have already paid. These deposit details will then be entered into the ‘Mydeposits’ scheme and you will be issued with a certificate as proof of this protection. The day that you move into the property we will require another month’s rent for the month ahead. To help your budgeting, basically we require a payment of two months’ rent (broken down in the three stages as described above) before we can let you move in.
